Flamingo Mobile Home Park is a well-maintained multi-acre site for
manufactured or mobile homes and other residential structures with
portable characteristics. Flamingo does not provide overnight or
multiple-night accommodations to RVs, camper trailers, or others
seeking very short-term occupancy. Post Katrina, its residents consist of
local police, fire, and court officials, and other first responders
living in new manufactured homes, and others living in RVs and smaller
mobile housing units. All are long-term residents of the Park.
The Park contains 35 residential lots measuring 28 wide with depths
of either 80 or 100, and 25 lots measuring 28 width by 40 or 50
depth for smaller residential units.
Flamingo is completely fenced, well lighted with commercial-grade
high-profile street lighting and rear-yard lighting behind lots,
closely managed, and regularly maintained. On premises is a Park
office staffed on a part-time basis, a coin-operated laundry facility,
private cluster mailboxes serviced daily (except Sundays) by the U. S.
Post Office.

Post-Katrina Status. Flamingo Mobile Home Park was completely
renovated and refurbished following Hurricane Katrina, including
installation of all new electrical infrastructure, new meter pans,
new 200 amp service to each lot, and plug-in service connections.
All lots are serviced with under-ground water and sewer lines. Sewer
line connections are 3 or 4 PVC and require hard-pipe connection
to the Parks sewer system. Smaller mobile units are allowed to
connect with flex tubing, provided such connections meet the
standards of air-tight interface with the Parks system.
Location.
The Park is situated at the Southwest corner of the intersection of
U. S. Hwy. 90 (also known as Chef Menteur Highway) and Downman Road,
within the city limits of New Orleans. It is approximately 5 miles
East of downtown New Orleans via I-10 East to Exit 240A known as the
Downman Road Exit. The front entrance of the
Park is accessible from the Downman Road service road, just before
the up-ramp to I-10 Westbound. Flamingo Park Lane is a private
concrete-paved street used
only by residents. We maintain a locked security gate at the rear
of the Park where Flamingo Park Lane intersects with the
Old Gentilly Road. At this time, the rear entrance is kept locked
and is used only for movement of mobile homes in and out of the Park.
All other ingress and egress is through the front entrance.
Park Monitoring & Security.
Flamingo Park is a quiet, family-oriented residential community. It
is routinely monitored and patrolled by staff members, who track
activity in the Park and enforce rules and regs. The Park maintains
a 24-hour camera surveillance system that records activity 24/7.
Flamingo Park is within the New Orleans Police Department's Seventh
District. In addition to having on-site personnel, who handle all
routine matters for the Park, the owners regularly monitor the Park
and personally handle management-tenant matters that may require
such attention.
Rules
and regulations. Park rules and regulations are common-sense
guidelines that foster the best, most convenient, safest, and most
attractive living environment. Rules and regulations cover tenants
& occupants, mobile home standards, maintenance of homes and
yards, authorized vehicles, parking, and other aspects of residency
in the Park. Rules and regs are actively enforced.
Public
Transit Services. The New Orleans Regional Transit Authority
maintains several public transit stops within a block or two of
the Park at the corner of Chef Menteur and Downman, including East-West
service along Chef Menteur, North-South service on Downman, and
service to downtown New Orleans and the central business district.
Rental
Rates and Terms. Our rental rates are based on the length of the
unit and lease term. Long-term permanent residents are preferred,
but shorter-term residents are also welcome. All leases require
security and electricity deposits. All deposits are fully
refundable, provided all financial obligations to the Park are
satisfied and the premises are completely vacated and left in neat
and orderly condition.
Shorter-term rates are:
· For units 32 or less, $375/mo on a one-year lease, or $425/mo on
6-11 month lease.
· For 33-40 units, $475/mo on one-year lease, or $550/mo on
6-11month lease.

Residents pay for electricity usage as billed. Water is charged per
person at the rate of $20 per person per month. Electricity and
water charges are collected monthly at the time of rental payment.
